Living in Eagle Idaho

If you're looking to move to the Treasure Valley then Eagle Idaho, it needs to be at the top of your list. I absolutely love Eagle, Idaho, and I think you will too. And this one is all about everything you need to know about living in Eagle, Idaho.
Where is it located? What types of homes are here? What is there to do here? We’ll be unpacking a great overview of everything that is to know about Eagle, Idaho. It's all about the lifestyle here. A lot of outdoor living.
You're right next to the foothills, you're just 10 minutes away from the foothills; biking, running, walking, and just a little further, even hunting, if you like to do that as well. There's kind of a running joke that Eagle, Idaho is built for Californians. A lot of Californians live here and I'm from California. And I absolutely love Eagle, Idaho as well. I think you might too if you're from California. If you're from somewhere else, you'll probably love it too, but it is kind of built for Californians.
It's certainly very upscale, but there's still a mix of kind of older, mid century homes. And then all up into very modern, a large upscale luxury homes. We're going to dive into what, where those communities are and everything you needed to know about those.
There are all kinds of homes here in Eagle, Idaho. You have mid-century homes, luxury homes, you have low maintenance townhomes. You have homes on acreage. You have equestrian properties, you have homes that are on 10,000 acre lots. You have homes that are on 1/2-1 acre lots, and even larger than that as well. Depending on what you're looking for, you're probably going to find it here in Eagle, Idaho.
There is so much to do in Eagle. First up, there is Eagle Island State Park.They have a waterslide, there's kayaking, there's fishing, there's running, walking, all kinds of things to do in Eagle Island State Park. It's absolutely wonderful. And Eagle is not that far from Boise and other areas in the Treasure Valley, specifically in Meridian and The Village.
You're only about 10 minutes away from The Village. The Village is a super, super popular premium outdoor mall located in Meridian. And the town of Meridian really exploded around The Village, it was built in 2005. It's only 10 minutes away for all your kind of higher end shopping as well.
Eagle Idaho is located essentially just north a little bit northeast of Boise itself. It's divided from Meridian by Chinden. And then the main rows running through Eagle are 44 or State, and then Eagle running north to south. Either Chinden or State's going to take you down into Boise, proper into Downtown, into the north end, and then running north to south, the main road is going to be Eagle.
There is a bit of traffic that's been building up in Eagle because there was such rapid growth, especially on Eagle, as well as State. They are working on widening these roads, of course so over time that will improve. Eagle is not completely built out yet, but it certainly is far more developed in some other areas like Nampa or Star. The traffic should start slowing down as they start expanding some of these roads.
Eagle of course, is centered around the Downtown Eagle area. That's very small downtown area, but it's very quaint, very beautiful. And there's art walks. There's farmer's markets. There's free parking for that. And there's all kinds of cool little restaurants and shops in Downtown Eagle.
People really love going there. There's a great barbecue place called Bodacious Pig, it's absolutely worth checking out. And again, like I said, I mentioned it's not that far away from the other cities here in Idaho in the Treasure Valley. Just 10 minutes away from The Village.
Eagle, Idaho is super patriotic. You're going to see a lot of American flags around the big patriotic holidays, Memorial day, 4th of July, flag day. That's super awesome. You may not see that as much in Downtown Boise, but you're certainly seeing that here in Eagle.
It definitely tends to be much more conservative as well. The schools here in Eagle are also absolutely top rated. You've got Eagle High and it is a fantastic high school, top rated here in Idaho. And you have a lot of charter schools as well. A lot of options in the public or charter school realm, there's also a lot of homeschooling families in Eagle as well. So fast, something of interest to you. There's a lot of homeschooling co-ops and communities you can get connected with here in Eagle.
As far as some things to do here in Eagle, there is also the Eagle bike park that's state run, and it's a 200 acre mountain biking park. That's absolutely awesome. So you definitely want to check that out. And there's a couple of golf courses as well that are super highly rated BanBury and Eagle Hills golf courses.
You're also right on the Boise River with direct access to the Greenbelt. That is an absolutely fantastic recreational activity to do, just like floating down the Boise River, kayaking down too, that's running right through here. You have direct access to that as well. And again, like I said, the foothills, you can get into hiking, biking, hunting. It's all right here in Eagle.
Types of Homes and Some of the Communities
There's actually a pretty wide mix of homes in Eagle. There's a lot of mid-century homes. Kind of your ranch style, your split level homes. And those are going to be mostly built in the 1960s, 1970s, maybe the 1980s, but a lot of those are going to be located north of State, north of 44.
You're going to find these homes that are there on 10,000 foot lots, quarter acre lots and up to third or half acre and in some cases up to an acre as well. If you're looking for a little bit older home, maybe it's upgraded, maybe it's not depending on the situation, but you're also looking for acreage.
Then looking at these types of homes might be a really great option for you because these are going to be much more affordable in kind of the $500k-$700 range versus the $1 million median price that is Eagle right now, which is because of all of the luxury homes that are here.
If your looking to live in Eagle, but want it a little bit more affordable, you're going to want to look probably at these homes. And again, these are going to be mostly north of State. But there are a wide range of homes built in the 1980s and 1990s, 2000s to present day. And we're going to take a look at some of these communities that are definitely worth checking out.
Some are a little bit more on the affordable side and some are gonna be on the certainly more luxury side. And these are some really, really fantastic communities that we're going to dive into.
Homestead Community
The first one we're going to look at is the Homestead community. It is an absolutely fantastic community and it has a community pool. There's little ponds in here. There's big green spaces in here and a lot of really awesome homes.
These homes are generally going to be priced right around a $1 million. And you're looking at between 3 and 5 bedrooms.
And these are going to be smaller lots in general. Rightabout 10,000 square feet, about a quarter acre or so, maybe slightly larger and these are just absolutely gorgeous, beautiful homes for you to enjoy right here in Eagle.
These are on the west side of Eagle as you're going towards Star. These are absolutely worth checking out if you're looking for basically a brand new home. And so Homestead may be a great place for you. And Homestead is built by a number of custom home builders. These are definitely custom, semi-custom type of homes that have been built here in the Homestead Community.
Legacy Community
Another fantastic community also, essentially right across from Homestead is Legacy. Legacy is absolutely gorgeous. It's over 500 acres masterplan community. Homestead is also a master plan community and there's a 3 tennis courts. There's a community pool. There's an executive golf course. It's a three-hole executive golf course.
There is a lake and some smaller pond. You can have waterfront property here in Legacy. It's been built by a number of different builders, both custom builders, semi-custom and tract home builders as well.
This is a really, really fantastic community. People absolutely love living here. Again, the price point generally, it's going to be around a $1 million. Definitely more for the larger homes as well. And you're also going to find some really cool features in here, like RV bays, where the boat bays as well.
You've got these large workshop, garages that can be used for RVs or boats. The oversized garage doors, that's a really cool feature that a lot of people are really loving in the newer homes here in the Treasure Valley.
Lakemoor and Two Rivers Communities
The other two communities we want to take a look at are Lakemoor and Two Rivers. These are going to be on kind of the south end of Eagle. As you're heading towards Meridian, these are just north of Chinden and they're located right along the Boise River.
These are absolutely beautiful planned communities. Lakemoor is going to have a lot of gated communities. It's pretty much all it is is gated communities, although there is a pocket that isn’t gated.
And there are absolutely beautiful ponds and lakes that run through here that are all kind of connected with the Boise River. It's just absolutely gorgeous. We got the geese out here, the ducks, and you've got walking trails right here, right outside of your home.
And it's a really, really neat community with these roundabouts. It slows traffic's down and it's absolutely worth checking out. These homes are a lot of custom and semi-custom homes, a quarter acre to about a half acre lots ranging from about 3 to 5 bedrooms.
And these are certainly your luxury homes, basically starting at a $1 million and running up from there. But a lot of them are kind of in the $1-$2 million range. And a lot of these homes are going to be around 3,000 to 5,000 square feet as well.
In the community as well, there's a community pools. And like I said, walking trails. And so it's absolutely a wonderful place for you to step right outside of your home.
And then there is the The Bridges at Lakemoor shopping center right around the corner as well.
As mentioned before, The Village is down in Meridian, which is about 10 minutes away..
The other community here is the highly acclaimed Two Rivers Community. This is a mix of gated communities and just kind of open communities. These price ranges are going to be between $1-$2 million in general, and can get higher, but there are 41 waterfalls located throughout and 17 lakes.
You can have an opportunity to purchase a home that is waterfront on these little lakes. They're kind of like giant ponds, but really, really awesome homes that are right on the waterfront.
You can fish in here as absolutely incredible, really, really beautiful. Various established neighborhoods. You have tree-lined streets through here. Lakemoor is newer, so it's not quite as established. But it's getting there as well.
That is a complete overview of Eagle Idaho. Like I said, at the beginning, Eagle, Idaho is all about lifestyle. If you are really big into the outdoors, you want to be close to the foothills you can get to the foothills, green built or mountains very fastet out there super fast, or be able to step out your door and be on walking trails and be able to bike right from your home.
And this is probably the place for you. In general, it's going to certainly be more upscale, but you can find mid-century homes as well, that are going to be a little bit more affordable.
