Pending sales: +15% from February | +11% YOY

Canyon County:

Closed sales: +6% from February | +5% YOY
Pending sales: +19% from February | +11% YOY

Buyers are moving, especially as they anticipate potential rate shifts and take advantage of current inventory.

🧱 New Construction vs Resale: What’s Winning?

New construction homes are dominating right now—and it’s no surprise. Builders are offering:

Rate buy-downs
Closing cost credits
Design upgrades and incentives

Meanwhile, resale homes are sitting longer—especially if they’re overpriced or not in move-in-ready condition. Buyers today want homes that are clean, updated, and well-priced.

📌 In Canyon County, builder competition is even fiercer. If you’re selling a resale, you’ll need a strategic pricing and marketing plan to compete.

📉 Mortgage Rates: Volatile, But Trending Down

Over the past few weeks, rates have:

Spiked up to 7%
Dropped to 6.5%
Now hovering around 6.85%

If rates drop under 6%, we’ll likely see a surge in buyer demand.

But for now, buyers with strong agents and good strategy are moving forward. Rates under 7% are still workable, especially with builder incentives in play.
